Zoning By-law

The Zoning By-Law is a key tool that guides how land is used and developed in the Town of Hampton. It works alongside the Town’s Municipal Plan to support safe, sustainable, and organized growth in our community.

Zoning by-laws define specific land use zones, such as residential, commercial, industrial, institutional, and open space, and set rules for what can be built or operated within each area. These regulations may include:

  • Permitted and prohibited land uses
  • Building height, setbacks, and lot coverage
  • Parking and signage requirements
  • Buffering between land uses
  • Special overlays or development constraints

Zoning By-Law helps determine what is allowed and what approvals may be needed.

Subdivison

Subdivisions in Hampton are administered in accordance with the Hampton Municipal Plan and Subdivision By‑Law. These policies regulate the division of land to ensure orderly and economic development, adequate access, and compatibility with surrounding land uses, while supporting Hampton's long‑term planning objectives.

Subdivisions are categorized into two types:

  • Subdivision – Type 1: A subdivision that does not create a new public street or municipal services.
  • Subdivision – Type 2: A subdivision that creates a new public street or other access, and may require the provision or extension of services.

Both subdivision types are reviewed to ensure compliance with municipal and provincial planning requirements and to promote safe, sustainable land use and development.
